仕事内容Job description ■Housing consultations and interviews (core work during peak season)
・ Responding to inquiries from students and parents/guardians (email, LINE, WeChat, phone, online interviews)
・ Property tours and online viewings for prospective residents
・ Explanations for parents/guardians (safety, living environment, costs, support systems, etc.)
・ Hearing move-in requirements and proposing the most suitable room and plan
・ Handling frequently asked questions and concerns (residence status, guarantors, payment methods, etc.)
■Move-in process management
・ Receiving and checking move-in application documents, carrying out the residence status verification flow
・ Preparing, sending, and managing the conclusion of contract documents (electronic contracts)
・ Coordinating move-in schedules and arranging key handovers
・ Conducting move-in guidance (living rules, facility orientation, emergency contacts, etc.)
・ Coordinating room allocation (considering balance of nationality, gender, and school year; in cooperation with the Ops Manager)
■Community event support
・ Planning and running Grand Welcome (a welcome event for new residents)
・ Follow-up interviews in the early stages after move-in (1 week and 1 month after move-in)
・ First-line response to residents' daily-life consultations and escalation to the appropriate person in charge
・ Conducting and analyzing resident satisfaction surveys, collecting reasons for move-out and proposing improvements
■Building systems (off-season work and preparation for the next season)
・ Improving operation of CRM / MA tools (Lステップ, Airtable, etc.)
・ Multilingual development of FAQs, response manuals, and materials for parents/guardians (Japanese, English, Chinese)
・ Analyzing inquiry data and planning measures to improve conversion
・ Improving the interview flow for the next peak season and standardizing response quality
・ Building relationships with universities, language schools, and study-abroad agents
・ Preparing for the hiring of part-time staff for the peak season and developing training materials
・ Participating in lead nurturing measures in cooperation with the Marketing & Sales Manager

Working hours Variable working hour system on a monthly basis
(Standard working hours per day: 8 hours / Standard working time: 9:00–18:00)
Overtime Yes (monthly cap of 70 hours) *During busy periods, interviews may be handled on Saturdays and Sundays (substitute holidays provided)
Holidays 7–12 days per month (including 4 statutory holidays per 4 weeks / including 5 designated paid leave days per year)
Leave Annual paid leave (granted by law), New Year holidays, condolence and congratulatory leave
Expected annual salary 4,000,000–5,500,000 yen
Monthly salary Determined according to experience and ability (base salary + position allowance)
Position allowance Paid as fixed overtime pay (including late-night allowance). 60 hours per month for 6 months, and 45 hours per month for the remaining 6 months. Any excess is paid separately.
Bonus Once a year (based on company performance and individual contribution)
Salary payment date 25th of the following month (bank transfer)
