仕事内容Job description [Job Description]
This is a planning sales position that involves purchasing used homes from the market using our unique know-how, renovating them, and selling them to customers.
You will be responsible for producing a property from start to finish, from purchase to sale.
By placing large orders with material and equipment manufacturers and stable orders with construction companies, we can achieve high-quality, low-cost renovations. This is a business model that allows both sellers and buyers to increase their profits.

■Specific Work:
1) Purchase
We purchase properties that are brought to us by customers who contact us on our service site, and properties that are introduced to us by local real estate agencies.
We only approach customers who want to sell, and do not use methods such as walking around looking for vacant houses.
We will inspect the property on-site once, gather information related to pricing, negotiate the price, and after approval by our in-house appraisal, we will enter into a contract with the customer.
The purchase price is calculated based on the sales price, taking into account the profit margin, assuming the cost of renovation. The cost of renovation and the profit margin will be determined in consultation with the store members.

2) Renovation planning
We will work with our partner construction company to come up with a renovation plan based on the intended buyers at the time of purchase.

We will set up an appropriate renovation plan, including changes to the layout, repairs to the plumbing, and exterior wall construction, based on success stories shared within the company.

3) Sales
We sell to customers who have contacted our housing website, customers who have contacted our company's service site, and customers who have been introduced to us by real estate agents acting as sales agents.

We will hold a property tour and enter into a contract after financial planning.

The unit price is around 10 to 30 million yen (average 15 million yen), and we believe that we can offer a lower total sales price than if an individual were to purchase a used house and renovate it.
